We are based in Gulf Breeze Florida and have completed the first two-story tiny home cottage in Santa Rosa county on our personal lot. We will be building throughout the greater Pensacola market.

Eric, spent the first 15 years of his career in sports medicine and healthcare. From here he transitioned to real estate approximately 10 years ago. He maintains a client-centric approach, mirroring his dedication to helping patients. Passionate about community service, especially for Veterans, he founded Homes By Vets Realty. Recognizing the need for a smaller footprint house, he built Santa Rosa County's first two-story tiny home, the Monica Plan, named after his perpetually patient wife. In February 2024, Eric obtained his Certified Residential Contractor license to better serve his clients and maintains his Florida Real Estate Brokers license as well.

The War Horse Project of the Gulf Coast (WHPGC) is a local nonprofit 501(c)3 organization that provides equine assisted therapy to those suffering from PTSD, depression, trauma, and neurological disorders.
WHPGC is located in Milton, Florida on a quiet 30 acres conveniently located less than 20 minutes from the pensacola airport and only 10 minutes off interstate I-10. It is designed with peaceful trails, gardens, watering holes, and benches, allowing space for guests to reflect and practice the skills they have learned. In addition to the horses on property, there are other small live stock wandering about.
WHPGC began with a primary focus of helping veterans, but with recent research and studies, equine therapy has been proven to assist in healing those suffering from many different ailments.

90Works believes homelessness, poverty and family violence can be overcome by self-sufficiency. The organization invests in people who will strive to secure affordable housing and gainful employment with the help of professionals who can assist them in navigating public and private resources.

Monica & Eric Schneider, Owners
Monica and Eric Schneider founded Homes By Vets Realty, in 2018. Homes By Vets Realty is a boutique firm that is the culmination of nearly 10 years of real estate experience in both Missouri and Florida ranging from real estate investing, property management, land sales, residential transactions, and finally new construction via a different building approach. We provide every client with the VIP treatment and strive for 100% customer satisfaction on every transaction. For the past 3 years Eric has been researching and perfecting our offering with a focus on tiny homes/ADU's. Our unique solution is changing the traditional home building mindset and we focus on hiring as many Veteran Owned companies as possible to build our safe, energy efficient homes. Monica is an environmental engineer with more than ten years of construction project management. She has led construction projects for the Navy, Army, and Air Force. Eric earned his Certified Residential Contractor license in February of 2024 and Broker license in December of 2021 and is experienced in both commercial and residential real estate with an emphasis on sales and investments. Impressed by the large military presence in the Pensacola area, Monica and Eric created Homes By Vets Realty to provide stellar homes built by experienced professionals.
Frequently Asked Questions
Are your tiny homes built on wheels?
No. All of our models are permanant, insurable, and built to the same requirements of a traditional home.
Does Escambia and Santa Rosa Counties allow for tiny homes?
Yes and no. Our homes are allowed in both counties, however you must check with your local homeowners association and your restrictive covenants to see if they are allowed on your lot.
Who else is building tiny homes?
A handful of builders are building tiny homes. However we have a spec home for potential clients to view.
Why are there so few tiny home builders in the market?
Industries resist change. Many builders are sticking to what they’ve always done because it’s worked for them in the past. Or perhaps they are reluctant to transition to an entirely new building process. Our solution is accounting for market trend analysis and increasing construction costs.
